What’s the best way to measure the success of your rental property?
It’s easy to feel good about things if you have a tenant in place, rent is coming in, and the roof hasn’t caved in recently.
But success is more than that. We have been leaning into real data and targeted insights to help understand what’s really going on with your property. This may seem less urgent than the landscaping that needs to be done or the vacancy that’s coming up when your existing tenant moves out.
The numbers matter. Especially these numbers.
Basics
Cash Flow.
The total income minus total expenses (including mortgage). Positive cash flow is ideal for long-term sustainability.
Net Operating Income (NOI).
Gross rental income minus all operating expenses (repairs, taxes, insurance, management), excluding debt payments. This measures the property's profitability.
Cash-on-Cash Return (CoC).
Annual cash flow divided by the total cash invested (down payment, closing costs, renovations).
And Then...
Vacancy Rate.
Pricing, property condition, and marketing impact vacancy.
Retention and Turnover.
The percentage of tenants who renew their lease. High turnover increases costs for cleaning, advertising, and repairs.
Delinquency Rate.
Are tenants behind on their rent?
